Waterproofing: a key ingredient to Building Durability

Durability is now one of the key factors in the planning of new structures. Designing and building great structures is only part of the construction challenge these days - it is one thing to design a building, it is entirely another to keep it looking at its best throughout its life.

However, often buildings are constructed with a design life of 100 years or more and the waterproofing only lasts for say 5 years, maybe 10 years, before it starts breaking down. Why so? Waterproofing is an area that attracts little attention – until there is a problem.

Sometimes owners and designers loathe the idea of spending money on an area that is not visible and seemingly does not “outwardly” add to the value of the building. However given that the waterproofing component of a building is generally something like 2% of the cost, it would seem a small investment for solving a long term problem.

The repair of a failed waterproofing membrane – and subsequent possible damage to the concrete surface – can be a laborious and expensive exercise.
